MB110 | Bierbrunnen redefines a neglected commercial site at Salzburg’s Lieferinger Spitz into a compact, vibrant urban node. What was once a monofunctional zone along the Münchner Bundesstrasse is now a mixed-use development that sets a benchmark for thoughtful densification and urban renewal.
An L-shaped structure responds to the irregular site geometry, shaping and sheltering space while addressing environmental constraints. Terraced levels and sculpted volumes protect residential units from noise and pollution, while lending rhythm and articulation to the building form. The project transforms six original units into 47, integrating housing, workspaces, and greenery within the same footprint.


A core innovation lies in its mobility concept: parking is decoupled from rental contracts, promoting bike use and shared mobility. Freed-up space is reallocated to green infrastructure—vertical gardens, a rooftop playground, and a public forecourt with a fountain—enhancing both ecological value and public amenity.

Despite a constrained site and regulatory limits, MB110 shows how urban density can generate added value: new public space, increased biodiversity, and improved microclimate. It demonstrates that compact living need not compromise quality, but can instead enrich urban life.
Realized through close collaboration with visionary clients and the Salzburg Design Advisory Board, the project proves that even small-scale interventions can have large-scale impact—socially, ecologically, and architecturally.
