This residence in Water Mill, New York, responds to its wetland site artfully with sustainability-focused design and compact, layered programming spanning three levels.
The raised floor plan is bathed in natural light, with each room offering optimized water views and connectivity to the outside.
Cobb Isle Residence by Roger Ferris + Partners, won an 2025 International Architecture Award from The Chicago Athenaeum: Museum of Architecture and Design.
A glassy facade stitched with porcelain cladding wraps the form, creating shaded porches at all elevations, contributing to both thermal comfort and privacy.

Internal and external stairwells serve as cohesive connectors for exploration, encouraging fluid movement throughout.
Each level provides outdoor space extending the blurred line of indoor and outdoor living.
The entry stair can be seen through a glass façade, inviting guest to the elevated first floor living spaces.
The garage and carefully waterproofed mechanical systems utilize the lower level while all habitable spaces are elevated for flood protection.
The first floor forms the central living hub with open living and dining areas, a kitchen, two guest bedrooms, and an indoor pool.

The living, dining and kitchen areas open onto a lawn featuring a custom-fabricated sculpture atop a raised plinth that conceals the integrated septic system.
The pool is situated in a double-height volume with expansive glass and skylight, merging the distinction between architecture, the water’s edge beyond and the sky above.
The second level features two primary suites, each oriented in opposite directions giving each a unique identity.
The east suite has direct access to the pool with its own stair well to below. Both open out to a living room that bridges the suites.

A ship’s ladder connects to the rooftop deck where one can view the landscape from above.
The compact residence utilizes geothermal for heating and cooling, and solar panels situated on the roof.
A generator is discreetly housed within a polished stainless steel-clad form at garden level.
This reflective component visually expands the landscaping while offering practicality.
