Quito, Ecuador

Set to redefine urban living in Ecuador’s राजधानी (capital), Qapital is an ambitious new 32-story mixed-use tower that blends innovative design, compact living, and world-class amenities.
Developed by Uribe Schwarzkopf in collaboration with renowned Japanese architect Kengo Kuma, the project marks Kuma’s first architectural venture in Ecuador and is scheduled for completion in 2029.
Strategically located opposite La Carolina Park in Quito’s central business district, Qapital will stand at 125.8 meters, offering sweeping views of both the city and the surrounding Andes mountains.

The building’s façade draws heavily from the region’s natural geology, with textured surfaces and carved balconies that echo the rugged, porous qualities of Andean rock formations.
Integrated greenery across every level further enhances this organic aesthetic, creating a seamless connection between nature and urban life.
Qapital will feature three ground-floor commercial units and 509 residential studios ranging from 21m² to 36.15m².
These thoughtfully designed micro-apartments cater to modern lifestyles, offering flexible options for both residents and investors.
With Quito experiencing rapid growth in the short-term rental market, the development is positioned as an attractive opportunity for those seeking high-demand, design-forward properties.
One of the tower’s standout features is its rooftop terrace, which includes a swimming pool adorned with a bespoke mosaic by Italian design atelier Fornasetti—its first project in South America.

Each tile will be crafted by Bisazza, a global leader in glass mosaic production, adding a layer of artistic distinction to the space.
Residents will also benefit from a curated selection of amenities designed to enhance daily living. These include a wellness area, gym, sauna, hydromassage facilities, private cinema, business center, game room, and even a pet spa.
The inclusion of a sky terrace and social spaces further elevates the lifestyle offering.
With studios starting at $69,990 and over 93.7% of units already sold before construction has begun, Qapital is already proving to be a highly sought-after development—poised to become a defining feature of Quito’s evolving skyline.
