Designed by HansonLA for developers Maxxam Enterprises, 676 Mateo Street is a 185-unit mixed-use development located in the Arts District neighborhood of Downtown Los Angeles.
The eight-storey building will contain up to 185 live/work units, about 15,320 SF of open space for residents, up to 23,380 SF of art-production and commercial space, and associated parking facilities. 20 of the live/work units, or 11 percent of the units, would be deed-restricted for very low-income households.
This unique site location, where Industrial Street comes to a dead end at Mateo Street, requires an intentional design that recognizes and takes advantage of this street configuration by featuring sculptural elements in key locations.
In order to create an aesthetically pleasing flow, a small free-standing building called the ‘puppydog’ emerges from the first story of the main building.
Live-work units will make up the upper stories of the ‘puppydog’ and main building.
The project would have a number of open space amenities including a swimming pool and spa, fitness and recreation rooms, a courtyard with planters for cultivating fruits and vegetables, arts and production space, a yoga deck, an outside dining area, and terraces.
Open space amenities would be primarily located on the ground, second and eighth levels of the building.
676 Mateo Street, will house 172 live-work units, and 23,025 square feet of arts and production space on the ground and second floors.
