Three Sixty North is a mixed-use luxury residential development by Oberoi Realty located along Golf Course Extension Road in Gurugram, India. Set within a 30-acre masterplan, the development comprises a collection of high-rise residential towers, a destination clubhouse, landscaped gardens and a retail boulevard that together create a vibrant mixed-use community.

Park + Associates was appointed as the architect and interior designer, leading the architectural vision from the master planning of the residential precinct through to the design of the residences and key communal spaces.

The masterplan embraces the scale of the site through a design approach that prioritises openness, inclusivity and a sensitive response to its context. By positioning the residential towers along the perimeter, the architecture frames the development while freeing the centre as an expansive landscape. This generous green heart becomes the social focus of the community, encouraging gathering, recreation and everyday interaction, while reinforcing a strong connection between architecture and nature.

The architectural expression is defined by a restrained and timeless language of verticality. Carefully proportioned façade fins establish rhythm, depth and shadow, lending the towers a composed elegance while moderating solar exposure. Rather than relying on ornamentation, the design derives its identity from proportion, materiality and the interplay of light, resulting in buildings that are both distinctive and enduring.

Arrival is conceived as a carefully choreographed transition from the energy of the city into a quieter residential environment. Generous drop-off areas, double-volume entrance lobbies and landscaped forecourts create a sequence of calm, welcoming spaces that establish a sense of arrival.

Throughout the development, gardens, water features and pedestrian pathways are woven into the landscape, creating an immersive environment where movement through nature becomes part of the everyday experience.

Conceived as a “Magic Carpet”, the landscape embraces the architecture rather than competing with it, celebrating the relationship between the built and surrounding terrain while creating a series of spaces that encourage exploration and discovery. The composition creates moments of discovery, where changing perspectives reveal an ever-evolving relationship between architecture, topography and nature.

Residences are planned to maximise openness, natural light and panoramic views across the surrounding city. Expansive living spaces extend seamlessly onto generous terraces, while interiors adopt a warm, understated material palette that complements the architectural language. Flexible layouts, generous proportions and strong visual connections between indoor and outdoor spaces create homes that balance everyday functionality with refined living.

At the heart of the development, the destination clubhouse serves as both a community hub and an exclusive retreat for residents. Designed to accommodate a range of wellness, recreation and social programmes, it balances vibrant shared spaces with more private amenities, fostering both community engagement and moments of retreat.

Complementing this is a vibrant commercial boulevard that seamlessly integrates retail, cafés and restaurants into a pedestrian-first environment. Free from vehicular traffic, the boulevard extends the public realm and creates an active streetscape that enriches daily life while strengthening connections between residents, visitors and the wider neighbourhood.
