STUDIOS’ design for Estate at The Yards, a new eleven-story residential building by Brookfield Properties, draws inspiration from the site’s industrial history and celebrates the adjacent Yards Park by dissolving the boundaries between the inside and the outside environment.

The Yards is a 42-acre waterfront development project in the U.S. capital’s backyard is full-steam ahead.
The venture, called “The Yards,” will bolster the revitalization of Southeast Washington, D.C.—the municipality’s earliest industrial maritime community along the Anacostia River.
A vibrant neighborhood is poised to get even better with the new residential building designed for Brookfield Properties.

Estate at The Yards is located at Parcel L, a pivotal site in Brookfield’s Yards development in southeast Washington, DC. Parcel L includes two projects designed by STUDIOS as a joint mixed-use development: the Estate by Brookfield and the Thompson Hotel developed by JW Capital Partners and Geolo Capital.

The new 264-unit building takes advantage of the site’s unique characteristics, with dramatic waterfront views and cascading park-facing terraces.
The project incorporates industrial patterns and textures found in historic naval structures.

Dark iron bricks, metal panels, and a dark gray façade will distinguish the exterior with intricate interiors embellished with copper, metal, emerald, and ivory tones.
Amenities include an indoor-outdoor garden lounge, second-floor spa, fitness center, media and work lounges, and rooftop pool.
