Designed by Skidmore, Owings & Merrill (SOM) in partnership with Goode Van Slyke Architecture (GVSA), the new 28-story One Centennial Yards for developers Centennial Yards Company takes the form of three slender glass towers fused together by a series of open-air terraces on each floor of the building and will be a ground-up tower realized as part of a massive $5B USD Atlanta redevelopment project master planned by Foster + Partners.
One Centennial Yards will provide 28 stories and over 500,000 square feet of office space and replace the AJC’s former four-story printing press building between Fairlie and Spring streets, standing over a future greenspace capping the chasm of today’s Gulch.
The tower comprises three slender towers with the massing of the building relating to the smaller scale buildings of the adjacent Fairlie-Poplar Historic District
The dark frame façade with large glazed openings of the tower skin references the industrial and railroad heritage of the site.
As a signature flagship on Atlanta’s skyline, the project features 19,000 square feet of amenities and 21,980 square feet of outdoor spaces.
One Centennial Yards is designed to provide open-air environments on every floor, with terraces on every level, large retractable doors on the building’s amenity floor, and landscaped rooftops.
The building was designed with the post-pandemic workspace in mind, providing tenants with opportunities to gather and connect outdoors.
Floor-to-ceiling glass brings ample natural light into the workspaces, with expansive views of Atlanta.
On the ground floor, large operable doors allow the lobby to open graciously to the park, enhancing the hospitality-inspired lobby experience.
A café and lounge provide generous, double-height space for casual working, meetings, or stopping for a quick refreshment.
When completed, Centennial Yards will bring eight million square feet of new retail, entertainment, office, residential, and hotel space and several new city blocks to the former site of “the Gulch” in Atlanta.
Centennial Yards was an area previously known as “the Gulch,” a 19th Century railroad junction that dates back to the beginnings of the city.
Over time it became a vast undeveloped area that was 40 feet below street level and consisted of railroad infrastructure and parking.
There were many failed attempts to address the chronically underdeveloped area by state, city, and business organizations until 2018 when the City of Atlanta approved the development plan under the majority ownership of the CIM Group.
At full buildout, Centennial Yards will include over a dozen new city blocks of residential, commercial, retail and entertainment uses, spanning two MARTA stations.
