Los Angeles-based architectural firm Patterns and Mutuo transform a 1960s-era, 17,000-square-foot bowstring truss warehouse into a 42,000-square-foot medical and wellness campus, all without expanding the building’s original footprint or overall height.
A key feature of the redesign is the introduction of a diagonally sliced, open-air public plaza that serves as a green wedge, connecting Victory Boulevard to the facility’s parking area.
The Victory Wellness Center has been recognized for its innovative design, receiving a 2024 American Architecture Award by the The Chicago Athenaeum: Museum of Architecture and Design and The European Centre for Architecture Art Design and Urban Studies.
This plaza offers outdoor seating, grassy areas, bicycle racks, and an outdoor staircase, fostering a seamless connection between the front and back of the building.
Additionally, four interior courtyards infuse natural light and air into the space, enhancing the environment for both patients and staff.
The project preserved significant elements of the original structure, including the distinctive bowstring trusses and three of the existing façades.
New additions, such as a basement and a mezzanine level, were integrated to expand the facility’s capacity.
The mezzanine features medical offices with terraces overlooking the plaza, while the top level includes multifaceted pop-outs that create “work pods” sharing balcony space.
A prominent vertical sign, reminiscent of a minaret, was renovated to provide the otherwise horizontal building with a commanding presence, contributing a civic dimension to the medical facility.
Intending to adapt and reuse the existing structure, the project maintains three of the four existing façades as well as the roof, while creating a new one the interior of the campus.
