This project represents a major transformation in Miami’s Wynwood Arts District, introducing the neighborhood’s first Class-A office building. Located at the prominent intersection of 29th Street and North Miami Avenue, this 12-story structure is a key addition to the Wynwood/Midtown submarket, blending modern office spaces with vibrant retail and dining options. The building is set to redefine the commercial landscape of this thriving Miami neighborhood.
The Gateway at Wynwood won an 2025 International Architecture Award from The Chicago Athenaeum: Museum of Architecture and Design.


The building encompasses a total of 220,000 square feet of rentable office space. The design reflects a contemporary aesthetic while meeting the practical needs of today’s businesses. Office floors are designed with large, flexible layouts that cater to a variety of business types, from small startups to established enterprises. The expansive floor-to-ceiling windows provide abundant natural light, creating bright, airy interiors. These windows also offer sweeping views of the surrounding cityscape, connecting the building’s occupants to the dynamic energy of the urban environment.
A significant feature of this project is its focus on sustainability. The building integrates a variety of eco-friendly materials and practices, in line with the latest standards for green construction. The façade is designed with a combination of glazing, perforated aluminum metal mesh, and vertical aluminum fins, which not only give the building a visually striking appearance but also help provide sun shading. This design element enhances the building’s energy efficiency while contributing to its modern, artistic look that resonates with the spirit of the Wynwood Arts District.
Beyond office space, the project includes over 25,000 square feet of ground-floor retail and restaurant space. This street-level area will serve as a vibrant hub of activity, offering a diverse range of dining and shopping options. The integration of retail into the building’s design ensures that the space will enhance the district’s lively atmosphere, attracting both local visitors and those from outside the area. The retail component will complement the office spaces above, creating a dynamic, mixed-use environment that fosters both business and community engagement.


The building also addresses the critical need for parking in the Wynwood/Midtown area. It includes a large, enclosed parking structure with over 650 spaces, spread across five levels. This ample parking capacity ensures convenience for tenants, visitors, and customers, making the building one of the most accessible office spaces in the region. The inclusion of multiple levels of parking further enhances the building’s appeal, providing ease of access for both office tenants and those visiting the ground-floor retail spaces.
Another standout feature of the project is its private rooftop terrace.
