The 24,000 sqm shopping center, designed by Estudio Gómez Platero for Altius Group in Maldonado, is a three-story base structure and seeks to enhance experiences through exclusive shops and innovative entertainment proposals.
The architectural team wanted to make a shift in the cultural paradigm, where visitors’ experience becomes a value in itself and differentiate the structure’s purpose to a more interactive place than usual.
Platero’s project was shortlisted for a 2021 International Architecture Award from The European Center for Architecture Art Design and Urban Studies and The Chicago Athenaeum: Museum of Architecture and Design.
The Atlántico mixed-use building complex combines commercial, residential, corporate, and hotel premises in one large compound with amenities adapted to the needs of a city in transformation, which has more and more permanent residents rather than merely temporary visitors and holiday-makers.
It is located on Roosevelt Avenue, which links Punta del Este with the city of Maldonado, and has excellent coverage of transportation, public facilities, and private services.
The area is characterized by growing urban development and beautiful landscapes with 360° panoramic views. It is located three minutes away from Playa Mansa, a few blocks from the center of Maldonado, and 10 minutes from the center of the peninsula, which makes it an ideal spot to enjoy Punta del Este all year round.
The project consists of a shopping center conceived as an entertainment platform and four high-rise towers: two residential, one for offices and another for hotels.
The architectural design of the complex is based on simple materials: concrete, Corten steel, and large glazed surfaces.
The towers, which extend above the shopping center, are fully equipped with amenities and open spaces designed to accommodate diverse users. The smart office building is designed to promote new ways of working.
With more than 18,000 sqm, it houses a wide offer catering to different publics that need to carry out a variety of enterprises, giving support and dynamism to the local economic activity. The 23,000 sqm residential high-rise buildings contain 280 housing units -14 stories per tower with 10 apartments per floor.
Its flexible design offers a range of possibilities to adapt to the user’s needs, from wide-open studio apartments to one-bedroom units and two-bedroom lock-off units, in line with new rental trends.
One of the main premises of the project was to generate an excellent relationship with the city and the immediate surroundings through a dedicated public space that caters to tourists, local residents, and visitors.
