Istanbul, Turkey
Gerhard G. Feldmeyer and Bugrahan Sirin of HPP International Turkey Mimarlik ve Danismanlik Hizmetleri (HPP International) revive a former industrial area into a new landmark point with their striking, trapezoidal incised office ensemble for the Kapital Gayrimenkul Yatırım Geliştirme ve İşletmeciki that will attract the settlement of international industrial and service companies in the central district of Maslak.

Kapital Maslak was recently awarded a 2022 International Architecture Awards Honorable Mention by The Chicago Athenaeum: Museum of Architecture and Design and The European Centre for Architecture Art Design and Urban Studies.
By dividing the building structure into two volumes, a dynamic, inviting passage spans the middle of the project, enabling an intensive passage through the site for residents and visitors.
A market hall and surrounding greenery offer attractive space for urban life.
The entrance levels of the office use were raised to the first floor for this purpose. The formerly fallow, centrally located site is made completely accessible to the public and revitalized by the Maslak Square project.
The two parts of the building can be used separately from each other or by one overall tenant.
Pronouncing different heights, they fit into the topography of the district and are connected by three fully glazed bridges.

They are oriented in different directions so that they are also addressed in terms of design as urban mediators from all points of the compass and no rear side are created.
Pointed, large-format, trapezoidal incisions shape the striking geometry of the building ensemble.
Viewed from above, the ensemble forms a perfect square with the glass canopies connecting the building sections – from which the project name “Maslak Square” is derived.
The building has been designed to make the best use of natural light and natural ventilation in terms of sustainable use of resources.
The division into two buildings oriented towards each other positively affects the flow of the prevailing winds and significantly reduces solar radiation. In addition, the vertical, folded aluminum profiles filter the sunlight before it hits the climatic building envelope. This counteracts the heating of the building.
Behind the perforated profiles are openable panels that allow the user individual ventilation.
Environmentally friendly, durable, and recyclable materials and products were chosen for construction and finishing. The building received LEED Gold certification.
