Spectrum Terrace advances the ongoing evolution of the workplace—in Southern California and beyond—away from the conventional office block and toward a dynamic live-work environment that fosters a sense of community and allows for a healthier, more integrated way of life.
Spectrum Terrace won an 2025 International Architecture Award from The Chicago Athenaeum: Museum of Architecture and Design.


The 1.1-million-square-foot campus, completed in three phases, includes nine four-story buildings set in a terraced landscape that accommodates the site’s gently sloping topography. Each grouping of three office buildings is centered around uniquely programmed landscaped open space and amenities. The first features a dining pavilion; the second includes an indoor-outdoor, reconfigurable conference center; and the third offers food service, a fitness center, and an Olympic-length swimming pool.

Surface parking is similarly incorporated within a bold hedgerow concept defining the perimeter of the site. As a counterpoint, executive parking areas framed by olive trees mark the formal front door and vehicular arrival for each of the office buildings. The design overall promotes a strong connection to the natural world, with 33 acres of landscaped outdoor space and 2,000 newly planted trees. These and other highly sustainable features have earned the campus LEED Gold certification. The richly textured, indoor-outdoor character of Spectrum Terrace creates a strong community feeling while serving the exacting functional needs of office tenants. Designed as speculative space, the campus has attracted many leading corporations, including Amazon and Apple, seeking a revitalized, post-pandemic workplace dedicated to in-person collaboration and team bonding.
