Waaijer Projectrealisatie has commissioned De Zwarte Hond to design an 80-apartment complex, which occupies a site that had been vacant for years, catering to diverse target groups helps diversify the neighborhood and boost it financially.

Located in the central Rotterdam district of Rubroek, De Boezem responds to the growing inner-city demand for moderately priced rental housing.
With its austere, rhythmic façade and primary use of concrete and brick, De Boezem radiates powerful simplicity in line with existing architecture in Rotterdam.
The residential building consists of two volumes, with an enclosed courtyard between them.
The seven-story volume on the De Boezem blends into the continuity of the street wall.

A distinctive feature is the careful incorporation of the gallery at the front.
The volume behind it has three stories and ties in with the smaller scale of the neighborhood.
De Boezem is accessed in different ways.
All flats have their main entrance on De Boezem, with the ground-floor flats also accessible from the private courtyard garden.
The private, enclosed courtyard offers privacy and space for meetings
The top four floors of De Boezem are accessed by a gallery subtly incorporated into the street facade behind a screen of prefabricated brickwork.
