“Optima Kierland is the next step in the evolution of our architecture,” states David Hovey, Jr., President of Optima.
“From the start, we wanted to set the design and development standard for Kierland by creating a public park system. This was possible by keeping parking 100 percent underground, which allowed for 70 percent of the space at grade level to remain open. This arrangement enables our residents and neighbors to enjoy a lushly landscaped oasis in the urban Kierland setting.”
Designed by David Hovey and Optima, Kierland Center is a 21st-Century urban solution to residential design and an oasis located in Scottsdale, Arizona.
The project also represents the pilot project of Phoenix’s newly adopted International Green Construction Code.
Kierland Center won a recent 2021 Green Good Design® Award from The European Centre for Architecture Art Design and Urban Studies and The Chicago Athenaeum.
Optima Kierland Center, a luxury four-tower enclave with an affinity for green-building design located about 30 miles from downtown Phoenix.
The second phase of construction, consisting of two 10-story towers, was completed in 2020.
With innovative planning, the site design achieves a remarkable 70% open space at grade level with all parking below grade.
The result is a beautifully landscaped, park-like setting with five buildings of luxury residential units on the 9.5-acre site.
Each building is carefully integrated into the site to achieve awe-inspiring views within the complex and to the mountains beyond.
The theme of openness continues as the first floor of each building features floor-to-ceiling glass and deep overhangs, creating the effect of glassy pavilions in the park-like setting.
The dynamic, undulating facade with perforated panels and sunscreen louvers creates shade and shadows, voids and textures, punctuated by the desert sun.
The desert sun is effectively filtered with strategically placed louvers and curved, perforated panels in front of the floor to ceiling glass.
The result is an uplifting effect of filtered sunlight to the open living spaces, enhancing a sense of wellbeing.
Each residence is interconnected to the outdoors with large terraces. All terraces are unified by an innovative vertical landscaping system with drip irrigation and feature native plants.
“We design flexible, open floorplans with floor-to-ceiling glass to allow for unobstructed views, abundance of natural light, interconnected and functional indoor and outdoor space,” continues Hovey.
